BIG HYPE From AZ Big Media: Real Estate Market Forecast

Now really what else do you expect from the real estate industry here in The Valley of The Sun? There is some increasing "vitality" if you want to call it that, but more than eight years after The Great Recession there's of lot more factors than those mentioned in what's here.
Different cities in the Valley all have very different local dynamics, oftentimes competing with each other and different geographic positions in supply chain logistics, workforce talent, and market demand for space and land acquisition. Here's some general forecasts using broad strokes:
Phoenix land and housing forecast: Vitality at last
"The 8th Annual Phoenix Land and Housing Forecast, presented by Land Advisors Organization, provided a provocative and insightful breakdown of the trends, activity and outlooks within the local real estate market."
Greg Vogel, CEO at Land Advisors Organization, described the theme of the event as “vitality at last,” as a reference to Phoenix’s long, slow and steady recovery since the last downturn and positive market conditions being faced today.
National overview and where Phoenix ranks
> First up was John Burns, CEO of John Burns Real Estate Consulting who analyzed the national market and how Metro Phoenix compares. He says the greatest factors always impacting the housing market are: job loss, construction levels and affordability
Burns mentioned two things to keep an eye on in 2018 and beyond
1. The merger of two of Arizona’s Top 5 homebuilders
2. The rise of “build for rent concepts" when new homes are built and put on the market as rentals instead of waiting for a sale in order for the real estate investor to start recouping investments. These can already be seen at Verrado in Buckeye and Eastmark in Mesa.
> City of Phoenix Economic Development Director Christine Mackay led an update on economic development in the Valley that she describes as “changed into a highly competitive and sought-after market for companies to relocate and expand.”
Most notably she highlighted the growth of technology companies in the Valley that are starting to move back to the Central City
> Greg Vogel started his Metro Phoenix market forecast by noting clients, banks, builders and homebuyers are all doing better, but he remains concerned about a few factors.

A Strange Pair: AZ State Senator Bob Worsley + Senator Sean Bowie on Mesa Morning Live

It's been years since Bob Worsley showed up on Mesa Channel 11 ....if you've wondered why he's showing up now he's got some sky-high plans for some kind of "Autonomous Zone" here in Mesa . . .he brings along a Democrat who happens to have studied at Carnegie Mellon. 
But hey! There's more going than that . . . Worsley who lives up in The Groves in northeast Mesa, was "cornered" by a certain group of people here in Mesa to run for office to improve the image of Mesa, or so he said that's what his mission or "higher calling" in public is.
At the same time he's been forming at least one corporation named MACDevLLC to lure investors in his ambitions as a real estate developer in downtown Mesa .... Do the two mix somehow?

The Acquittal of Officer Brailsford and the Crisis of Police Impunity

"Two words stick in my mind when I think of the video of Daniel Shaver begging for his life before he was shot and killed by Officer Philip Brailsford of the Police Department in Mesa, Arizona. The two words were written on the dust cover of the AR-15 rifle Braisford used to kill Shaver:
“You’re fucked.”
We have seen this movie before. Daniel Shaver was not armed or committing any crime when was he shot to death by Brailsford. Like many previous police shooting videos, this one shows police behaving much more aggressively than Mr. Shaver. And like previous videos, a jury acquitted the officer of all criminal charges. But this video showed us two things about policing culture in America that stand out. First, the video shows Shaver begging for his life while he tried to follow contradictory instructions screamed at him by an officer. And Shaver was white.
Shaver had a job killing pests. Sometimes he used a pellet gun to get the job done, and he was seen holding the gun by people at the hotel. When the police were called, they were told a man had a gun so they had to be careful.
I get it. But how far does that information take us? . . "

"Solar Parasols" in A Parking Lot = Focus @ Mesa Council Study Session Mon 11 Dec 2017

City Manager Chris Brady had announced a meeting for December 12th, but somehow this is what got on the agenda for the day before - and surprisingly quite a few interactions around the U-Shaped council table.
Please take notice that this proposal for Solar Parasols to be located in the south parking lot on 1st Avenue at Mesa Arts Center was originally presented Sept 21, 2017.
 For reference here's an insert of that somewhat long session that expanded to a broader discussion about energy utilities here in Mesa.

D2 Councilmember Jeremy Whittaker asks that Item 5h be removed from Consent Agenda and City Manager Chris Brady Brady is fast-ready to respond to questions about ROI on a solar energy proposal in the South Parking Lot @ Mesa Arts Center for "Solar Parasols".
