Our Mesa Rent Report has been updated with new data through February 2026.
The National Outlook:
After six consecutive months of decline, the rental market turned a
corner in February as the national median rent increased 0.2%. This is
what we expect; February begins the transition to the “busy season” when
a majority of moves take place and rents start to creep upward in most
cities. Rents should continue to rise for several more months.
That
said, annual rent growth now sits at -1.5%, and national vacancy rate
hit a new peak of 7.4%, suggesting that despite a seasonal bump in
prices, overall market conditions remain soft across most of the
country.
The Local Outlook:
Below are some additional highlights from this month’s report, pertaining specifically to your local rental market:
Rents in Mesa fell 0.2% in February, compared to a 0.2% increase nationwide.
Year-over-year rent growth in Mesa now stands at -3.9%, down from -1.9% one year ago.
Today
the median rent in Mesa is $1,126 for a one-bedroom unit and $1,266 for
a two-bedroom unit.
And the citywide apartment vacancy rate stands at
7.6%, up 0.5 percentage points from this time last year.
