SO. CALIF.-BASED INVESTOR BUYS 150 + ACRES IN MESA PLANNED FOR BUSINESS PARK

Tonto Acquires 152-Acre Loop 202 Site in Mesa
Fallbrook, CA-based Tonto Corp. acquired a 151.6-acre land parcel in Mesa, AZ from FR/CAL 3 Mesa Warner LLC for $7.9 million. The seller was a joint-venture entity originally formed by Chicago-based First Industrial Realty Trust Inc. and California State Teachers’ Retirement System (CalSTRS).
 
Tonto plans to formalize a plan in the coming weeks for a business park on the site that features a quarter-mile of Loop 202 freeway frontage at Warner Road, close by PhxMesa Gateway Airport near intersection with State 24.
Parcels will be offered to end users and developers ranging from 30 to 50 acres.
The all-cash deal involved a site that was previously envisioned for development of a mixed-use business park before the market downturn.
Cushman & Wakefield’s Brian Lee and Kidder Mathews’ L.R. Sanders handled the sale. Merit Partners Inc.’s Kevin Czerwinski served as a consultant to the seller.

A California group called Tonto Corp. has paid $7.9 million — or $52,341 per acre for 151.6 acres in Mesa for the development of a business park at the Loop 202 freeway and Sossaman Roads. That is according to a sales report by Business & Real Estate Weekly of Arizona.
BREW reports the seller as a joint venture of First Industrial Realty Trust (NYSE: FR) and the California State Teachers’ Retirement System.

Capital Markets – First Quarter 2017On February 21, 2017, the Company entered into a note and guaranty agreement to issue $200 million of fixed rate senior unsecured notes in a private placement offering with a weighted average interest rate of 4.34%. The notes are comprised of two tranches: $125 million with a 10-year term at an interest rate of 4.30% and $75 million with a 12-year term at an interest rate of 4.40%. The Company anticipates closing the offering on or about April 20, 2017.
"We are pleased to return to the unsecured debt markets through this $200 million private placement as we position our balance sheet to lower our long-term borrowing costs," said Scott Musil, chief financial officer.
"The offering demonstrates the strength of our credit profile and portfolio."
