Diversified Partners Breaks Ground on 17-Acre Mixed-Use Project in Mesa, Arizona

Mesa, Ariz. — Diversified Partners has broken ground on Eastgate Plaza, a 17-acre mixed-use project in Mesa.
Tenants at the development will include Starbucks Coffee, d’Lite, Pure Barre, Fix FX, Fresh Monkee, Playa Bowls, Kolache Café, Farmer Boys, Ono Hawaiian BBQ, Vero Chicago Pizza, Swig, Euphoria Nail Salon, Mecham Orthodontics, MB2 Dental, Andi’s Hair Salon & Barbershop AVEDA, Discount Tire and The UPS Store.
Eastgate Plaza will also feature a 91,911-square-foot Cambria Hotel, scheduled to open on Sept. 1, 2025.
- Elliot & Ellsworth Investment Properties owns the site.
- An entity led by Brown Jr. Canyon Building & Design is the construction management group overseeing the buildout, and
- RKAA Architects is the architect of the project.
- EPS Group is serving as civil engineer.
Diversified Helming Mesa Mixed-Use Project
Diversified Partners broke ground on a new mixed-use development on the corner of Elliot and Ellsworth roads. A 107-key Cambria Hotel will highlight the $40 million venture. The Cambria Hotel is expected to open by September 2025. The more than 90,000-square-foot hotel will include a rooftop bar, kitchen for banquets and private events, and a first-floor restaurant and lounge.
The Phoenix Business Journal reports Diversified Partners anticipates the buildout for shell spaces at Eastgate Plaza to take about 11 months before it hands off the building to the tenants for a possible opening date by the first quarter of 2025. There is an additional pad that would work as a restaurant. Eastgate is adjacent to Eastmark, one of the top master-planned communities in the state (photo).
